@Frank Artusa Cant give you advice about that specific are but in terms of investing in seasonal rental properties a lesson i learned is that you have to REALLY analyze the vacancy rates because thats what really affects profits..the other difficulty is hiring an agency and getting a solid contract making the renters pay for cleaning costs and what not...other then that vacation rentals are pretty smooth because the renters are just on vacation and not looking to cause damage

From what I've seen from other owners on these forums and in the general market, it seems that after the first year you've understood the seasonality and you can tweak pricing up in certain points where occupancy is higher.

@Grace Porritt  think about the gouging in the hotel industry.. rent a room in new England during the color season.. its 2 to 3 times as much as other times. were I think the air Bnb might be more consitant price wise .. although I bet there was some big dollars dropped in the Silicon valley for the super bow.
