She's always trying to scam something, the dog issue is no different.

I've also seen quite a few doctors be nearly scammed due to their inexperience in real estate but taking advice from pitches from the country club set.

If you do your diligence you can avoid the scams.

I have no problem giving my advice and though they SEEM to be nice people in need of guidance I DO have a GUT feeling that this COULD be some type of Scam My Personal feelings : Do I need the deal ?

I am looking at levering my self directed IRA with this, but if there is an up front fee that doesn't tie to something tangible its a scam. 

Well, it happens some times, a tenant trying to scam the system, that's why we document everything right.
