Our developer recently obtained the shell and core CO for the entire condo building.

Also big shout out to @justin R for letting me come onto his development sites to help out and learn some tricks of the trade.

It seems that the institutional players will be developing technology to allow them to scoop up deals in markets all over the US.

If there was a team that developed an online game where you could simulate real estate investing, crunch numbers, find properties, and sell and lease homes it would be lucrative.

Both trades are very important to a developer but I think it will come down to what you enjoy more.

@Crystal Chaillou I would love to read/listen to the self managing seminar you are developing.

Because of its location, I cannot have two proper units, but can have a main unit and an ADU or rent as one house (although I’m hoping the new development will bring a change to my zoning code)  The basement has 8ft ceilings and is completely finished but I’m thinking of digging down behind the rear wall to add a full bedroom and reconfiguring the floor plan to accommodate another room, kitchen, and door to walkout (2 bed/1bath unit).  

Once you bring a few of these, they will see you understand their numbers and their criteria and trust develops.

I think a lot of it comes down to developing a good relationship with a local lender and demonstrating you have a good team/plan in place.
