We would like to buy another home, live in it for a few years then eventually rent it out as well.

Also, the rent amount may include the lot rent if these homes are in communities or land/lots where you pay rent for the home to sit there as well.

Well I was taught to use 10% in my analysis and 1 month rent plus 10% is obviously way more.

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.
