I find it's better to connect with the deal, then see if it works and see if you like the area, rather than find the property and try to make that particular property into a deal.   

Pm is wrong (per a court ruling), was fired for cause (wrong behavior with dealing with tenant and falsifying records), and needs to return all owner funds to the owner. 

To finance the deal, I'm thinking of using hard money and heloc from 1 of my properties.

I got a good deal on them because the landlord was tired and ready to be done with them.

I started beginning of February here and now have 6 deals closed with buyers for a net of 73k profit coming in, but these deals are taking FOREVER to close.

I won't go through with the deal if I cannot add at least 1000 sqft through the ADU construction. 

It costs $150 and they deal with maintenance issue.

How did you find this deal and how did you negotiate it?

I actually am only looking at resales that are currently managed by MSHB b/c I have not found another PM company that comes close to meeting MSHB.I've had one tenant for 12 years, I feel like at MSHB they different areas (maintenance, current leasing, tenant retentation, etc) really talk.I'm currently dealing with a nightmare with another PM company.

My goal is to save up 80k cash and get into a deal that I can cover 100% with my own cash.
