She had aggressive dogs that were getting out, my daughter spent time at my sister in laws playing with her cousins.I called the lady, informed her I was recording the call (which is not necessary in Texas), and told her I was very concerned with her dogs being aggressive and getting out.I told her that going forward, if the dogs got into my SIL (sister in law)s yard, I was going to instruct her to shoot the dogs, and then I was going to file a civil suit against her for putting children in danger and this would be considered her warning I told her I was a dog lover and had dogs myself, but these two dogs were putting children in danger, and she would be held responsible.

All of these are massive red flags and some of them require an actual boots-on-the-ground visit to suss out.Regarding some of the other points here about the dangers of turnkey, again, if you don't do your research and ask allllll the questions, then there are definitely people out there that are happy to take your money without really providing value.

This also shows the danger of "being nice" and not raising rents annually in line with market changes, that can lead to situations like this where its a rent shock all at once that leaves everyone upset (if you would have raised gradually over the past years, it wouldn't even be an issue)

I've seen other advertisements fishing for "Premises Liability" suits - after violations are issued to a property they reach out to the tenants to see if they have been harmed by the supposedly "dangerous" living conditions.BUT - that's no reason to spend thousands "protecting" yourself in my opinion.

And before anyone latches on to the "considering whether comparable insurance without the restriction in the marketplace" caveat, anyone who has tried to find insurance covering a dangerous animal or breed of animal will know that there is no comparable coverage for similar prices.
