I am interested in acquiring my first property, but it has some variables that are not ideal:1 BR/1 Bath and not expandable, needs full kitchen refurb, new roof, minor interior work (paint and floor covering)My main concern is the 1 Bed aspect as that puts me in a small niche of buyers.

What aspects of real estate investment interests you?

The main aspect of the deal that made me feel comfortable was the amount of rent I planned on collecting compared to the relative monthly costs of owning the home.  

Like @ Davinder Toor said, get an attorney but what's crucial about the attorney is that you want to run a title check adapter.

I do not have as much knowledge in the operational aspect of real estate (managing tenants, the nuances of real estate law, or extensive knowledge of HVAC/water/electricity/rehabbing/etc).
