I've already attended a few open houses in those neighborhoods during past visits and have driven around to get a feel for the area.In terms of finances, I currently have around $250k in cash, mostly in a high-yield savings account, along with some laddered T-Bills.

If you are opening up for more than 6 months out, be sure to continuously check that your pricing is on market and ensure holiday pricing is accounted for! 

Broaden your horizons, hold yourself reasonably accountable for your missteps, and things will fall into place as they are meant to.

@Nick Rivers I have 1 contractor who does all the work at all my properties plus having multiple other accounts.

Over years i closed my credit cards, paid off my personal home, paid off  another property, got second rental going with all cash.

If I consult with an accountant, can that be deducted?

Should I transfer the downpayment to the LLC account as an owner contribution and then log the income as repayments back to me?
