I pride myself in being self-sufficient, creative and resourceful when it comes to figuring out "how" when trying to overcome a challenge.

Cons: 1) there is a learning curve that takes time; 2) employees required; 3) difficult debt markets (could be a pro for the creative investor); 4) limited market data and comp sets to aid in property review.

hello BP.  i am looking at possibly trying to finance a deal with some seller carry back (2nd position note).

initial thoughts are:

seller carrying 20% of the purchase price (39,000)
at 6% interest with interes...

To summarize, I couldn't get bank financing during this whole COVID thing, so I got creative and found a seller financed deal.
