@Justin Zoeller  If you want to take conventional  loan HELOC will be good option for down payment, in this way you have 100% financing. 

Also, when would I be able to refinance out of the HML into a conventional loan?  

Most places will charge you to place a tenant PLUS 10%, but they may have a minimum. 

Dealing with D class tenants in SB is no joke and something a person has to be truly prepared to take on for pennies.Lets say we rent a D class house for $500/mo off Olive Rd. and charge a typical 10% management fee.
