I'm debating between the following Buy another 2-5 rent-ready resi units in the same market to cash flow (Indy) Buy some BRRR resi deals in the same market so I can recycle my capital (though my day job is pretty time consuming so not sure I have that much time to oversee these projects even at a high level)Buy 1 deal in a slightly higher cost market with more appreciation upside but less cash flow (e.g., Charlotte, Raleigh, Dallas, Phoenix)I know the answer will ultimately depend on the person's personal preference, financial goals/situation but curious to hear what others have done and any lessons learned.

Currently I use GoogleDrive and just manually build a spreadsheet, and then save all the offer emails in the google drive folders but it's quite time consuming and prone to user error.I did some googling and found MLSOffers.com Has anyone used this platform and/or any other tech you recommend to make managing the multiple offers any easier?

That seems like it would be an important factor in understanding the entire timeline and your exit strategy - to know when it is you can sell the individual lots.Specifically when is the earliest part in the process end consumers can put them under contract and if those clients have traditional financing would you typically need to have your final plat recorded before they can close?
