@Keith Dalpe I'd recommend instead of having your Realtor handling the 1031 process, to consult a 1031 exchange professional. 

If you have MLS access cross reference that with reliable real estate data (news articles, studies, government agencies) to find where the hot areas are.I'd say it all comes down to knowing your market and your audience.

@Deanna McCormick Thanks for comment and feedback on process, but it seems like we keep getting side tracked the thread.I will probably sit in on a proceeding.But The title in the post is 'convincing my client' to settle....Eviction has already been filed.My job as a PM is to consult, and as a business I need to make money. 

I have no direct experience with REI, with exception to providing consultation to a recently concluded family situation between my Mother [the landlord] and my Uncle [the renter] (a life lesson worth sharing later).

So finding a good contractor and reliable inspection crew to back up everything in person will be critical, as well as some good agents in the area.

They could even lack reliable transportation to get to work--and their job is often your rent check (so you could be getting some payment issues if you buy the place).

Not really, so it seems to me that not many lawyers want to talk to you if you don't want to pay an initial consultation fee (which can be up to $2,500, no thanks!).

You should have built up a stable of handyman and such over the years, or consult neighbors or bbb.org. good luck.

This can be typical of lower income neighborhoods, because if you take a look at the Top 10 Most Stolen Cars many of them are 90's imports like Honda, Toyota, and Nissan. 20 year old imports are cheap, and generally more reliable than domestic vehicles, which is why lower income areas tends to have more of them.
