Lot consists of 1/2 fields and 1/2 woods and has excellent solar gain orientation which is most important for high performance, energy efficient building which I specialize in .The seller, an engineer, is retaining the back 3+ acres for himself, but may consider selling to me if he feels the "front lot development goes well".

As a Realtor, I would set up a prospective buyer with a low credit score or other credit issues with a mortgage broker whom I consistently worked with and they would meet with them and get them on a path to become finance-able even if it was a 12 month of longer outlook.
