@Shante Harris Seems like a consistant pattern, the same people jumping on on every wholesaler post...remember biggerpockets is just a website, its kind of like the facebook for investors....And just like facebook, people sit behind a computer and create fake lifestyles, make false statements, pretend to be this and that and bully other people.

But it doesn't bother me when the stock market drops...especially since it is my preferred way of investing money...only in dividend paying stocks that consistently grow their payouts.

My question is when a property is a shell exactly what type of repairs does that consist of and how do I calculate that??

Of course, you need to buy from there fairly consistently to continue to receive the lower prices.

All the electrician did was disconnect three wires from the old box, the main feeds, pulled the box from the wall, disconnected the bus bar and old circuits on the back and mark the wires (MARK THE WIRES) then set in the new panel frame, connect the circuits to the breaker bars, set it in and then reconnect the main feeds, 3 wires.

Great,my main goal would be to get feed back on certain areas but in regards to proper etiquette on BP what is best way to go about searching for a partner on a particular deal if it were to come up in the future?

I've read many posts on the subject and listened to the podcast and there seems to be no consistent answer.

The entire business would most likely consist of the LLC, possibly a brokerage and all other assets/information possessed by the seller along with the managed properties. 

If you are confident that the unit will be rented consistently, 5% is good.
