I would want to know how confident you are on the 80K rehab.You also need to lay out your holding cost.

I was very confident I had none and now I just have documented proof so I’m good with that outcome. 

This gives me some confidence in my business plan. 

I've listened to the podcasts, read the books, etc but either didn't have the time because I was so busy running my dental practice or didn't have the testicular fortitude/confidence to really get started. 

That comes with confidence and also ties back into that limited belief theory. 

You desperately need your own identity, to be confident in that and just be that best "thing" you can be. 

Going forward, I feel much more confident in properly servicing these notes/loans.  

A deal is a deal is a deal right, so if the numbers make sense, and you are confident in those numbers then where the money comes from is up to you I think. 

I just wanted legal advice mainly on disclosures and there isn’t any disputes but if I have to write counter contracts after the inspection or appraisal period I’m not confident to do that.

You need to immerse yourself and become an expert to be able to convey confidence to investors and get the attention of brokers etc.
