I couldn't stand having others involved in my investments, who could tell me what color I could paint it, or tell me I had to pay for garage doors, on and on.It would be good if you could sell it, as Greg S mentioned.  

I see where that also probably colors your perspective.

Painting I'd say something to the effect of 'sure you can paint the interior whatever color you like but it needs to be restored to the original color and quality before you move out'.

@Rosston Smith,i don't know your area or properties class but:-tile (tougher the better) (i think at some point we had a poster who was buying it by the pallet on sale, sort/cut by size, and do a pattern incorporating all of them(color/size)...)

We use a very light beige color (neutral, not cold or warm) and we paint walls, baseboards and trim all one color.  

Depends on color scheme.....Polyurethane looks nice too..

Maybe a coloring book/crayons if they have kids, a chew toy if they have a dog, etc.  

And they chose these wild southwestern style colors - like turquoise and peach and a sick yellow mustard color.  

New properties tend to sell at a slight premium to 10 year old buildings, but that's because everything is new, you get to pick colors and finishes to customize it to your taste. 

Just wanted to share a color scheme that seems to be working well for my rental units.
