I'm debating whether to go stainless steel appliances with laminate counters, or get the granite counters and do white appliances (white would go better with color scheme of paint job than black)The property is a two story, 2/1.5 condo 980 sq ft.

It's basically colored vinyl chunks set in clear vinyl, so there's no "skin" to tear like cheap vinyl flooring.

You don't need to repaint every wall in the latest designer colors, swap out granite countertops with all new materials, and replace every appliance with the current top sellers between every tenant.If the tenant left after one year leaving you with nothing more than nominal "wear & tear", you're probably looking at touching up a few walls where they got scuffed (from moving furniture most likely), replacing a light bulb or two, and making some minor repairs.

I have tenants who just moved into my condo and are requesting compensation for: (1) repainting (I had to repaint a wall in a different color than they originally saw when I took down my speakers); (2) loud bathroom fans in each bathroom; (3) Ceiling fans that are outdated but functional; (4) wall wiring so that their t.v. does not reveal the wires; (5) fridge filter which admittedly was old and they noted that my flooring has a soft spot but did not request replacement (yet!).

If the want something then they have to pay for a professional painter that my company must approve and when they vacate the premises they have to pay to have the unit repainted back to the color they moved in and accepted the property in.
