@Luis Crespo I know some cities/counties  are really missing the bed tax ( you are still supposed to collect and pay bed tax even with Airbnb ) and they are feeling the heat from the hotels fighting the Airbnb / home away trends.

Bank (which does their own vetting) to comply with anti-money laundering laws, CFPB requirements, Fair Debt Collections, and Gramm-Leach-Bliley regulations.

It is often difficult to collect monetary judgments against tenants.

As far as net income, I'd like to double my monthly outlays (8000 a month collection; I bought with 0 down at 4.15% for 20 yrs). 

I have this question about collecting rent online.

How would you all collect the rent if you are also living there?

That being said....I believe you can get the best returns in the C class neighborhoods, just understand that it will be a little more work collecting rent, etc.

Collect Commissions on Junk this was one I did as a teenager and my parents (and I) loved.

You won't get a tenant to last more than one winter and you will send them to their next unit in collections with Dominion.  

With that said, you must know the value of the properties individually and determine the collective value.
