NY made it illegal to collect anything more than a TOTAL of one month's rent as part of any move-in costs. 

Basically the message is that they are demanding that the governors of all states "freeze all rent, mortgage, and utility bill collection for 2 months, or face a rent strike".

Do I have any obligation to my tenants as the landlord or are debt collectors protected by the Fair Debt Collection Act?

Also, if he's doing a good job, he should be collecting a decent portion of the rents, at least in April.

Therefore this trend will be more individual defaulters, rather than a collective community organizing.  

Alternative to me would be like commodities (gold), collectibles, peer2peer lending or even hard money lending.  

I guess if a tenant decides to pay One dollar ($1) a month for the next 12 months, the landlord gets to collect a whole $12 for the year of income.LA is out of control with the backlash against landlords.
