Question now is how much for maintenance, repairs, required improvements, such could take half, 2,000 a year per property, if so, you're back to the same rents Properties at the bottom usually don't appreciate except as to rents, so there really isn't anything to even closely count on or consider.Now, consider the hassle factor, class of tenants, dealing with local officials, ordinances, even reputation.

HUD also has an area on their HUDhomestore.com website which gives you the winning bidder results on recent transactions (it's a button on the upper right if I recall).Mark Ferguson is on the site, and is a high volume HUD listing agent in Colorado.

I don't know local ordinances in the area you mailed, but often these ordinances are misapplied or misinterpreted by law enforcement.

I am buying a property,by looking at the prelim report, it has a trust showing both mother's name "A" ( pass away) and daughter "B" is selling the property short sale to me. on the #2. of the title report, it says "Title To Said Estate At The Date Hereof Is Vested In: "A"(the mother) and "B" (the daughter), as Co-Trustees ( or the successor Trustee) of the "A" 2006 Trust, dated May 24, 2006 subject to processdings pending in the bankruptcy court where a petition for relief was filed In June 12, 2013 ."

You also won't be coordinating closings at the same time with various lenders, that would be hard to accomplish unless you waited on the last lender ready to fund.
