My husband I are in our late 20's with three children and excited to start on our real estate investing journey.

Sounds like you are preparing your children for great success in the future.

I stopped at the property for a small repair yesterday and the tenants furniture/decor/dog and lifestyle make the place look not so fabulous.

So if the tenant has other people living in there, such as friends and children, that means I can’t eviction them?

Children playing randomly in the street trash on the sidewalks and street .Bars on the doorways random weirdos walking around virtually everyone is on disability mostly all rentals and most of them look bad and needing maintenance .

., original asking price  was $@40,000, had dropped to 217,000    and it was selling as is-  It was an estate sale and property was currently vacant, but still had some old furniture in it.  

Mostly the MLS is full of retail deals, but look at how long the property has been listed, is there furniture in the pictures?

I have done it for furniture and tools, also personally for cars.
