Hey Tom,Just wanted to chime in about IRAs.You had mentioned funding your Roth IRA from your Traditional IRA, this is called a Roth conversion and doesn't have limitations as to the amount you do, but as you mentioned will be taxable as ordinary income.

There is no taxable event or distribution involved here.The 401k, (or IRA as the case may be) is not being distributed with cash proceeds to the IRA account holder.

Also this type of tenant will also have a dinged up court history already which already warns other businesses and landlords If my tenant has the ability to pay then I can collect outside of court with the leverage on them that this is cheaper for them and a judgement on their relatively clean record would not help them in the future.If I am attempting to ding them essentially out of spite then the $100 for a judgement is good enough for me.I would say that the condition of your rentals has little to do with the level of product you are putting out.
