An expert is what you need.

In the jurisdictions we cover, we could obtain a certified copy of the deed and re-record it with the marital status corrected — “This Deed is being re-recorded to correct marital status.” 

Medium-term is not legally defined, just like BRRRR or Househack.Maybe an insurance expert can chime in.

I'm on here researching tax lien investing, and stumbled on this thread.I don't have any prudent advice beyond what all you other experts have stated since I am learning, but this is interesting to learn mistakes like this can happen.

The main reason I would stay with an Insurance company, is they supply the Attorneys and other experts. 

He is an expert in Washington! 

********************************Unfortunately, in my experience (as a 25 yr certified appraiser/broker/investor), many appraisers do not realize, take into account, or value, certain differences between build quality, materials, layout, etc.

I don't know her personally and have never been to her classes, but there seem to be very few tax lien/deed experts around...and for many people it seems hard to sort the good from the really bad educators. 

We fix them and also have a foundation expert inspect and provide a letter attesting to structural integrity.

I’m currently a teacher in jersey city and want to surround myself with more real estate experts.
