My score is currently around 650 with limited lines of credit (student loan and 1 credit card) I haven’t noticed a change in score for about 2 months now and I make all my payments on time and carry a Low balance on my credit card...Are there any tips on how to boost my score ?

A part of me is saying to vacate the premises so I can renovate and then get max rents in this market but another part of me is saying explore these prospects and still be able to increase rents a bit without carrying any reno cost. 

This can come as a surprise to folks who are used to returning items to places such as Walmart without any penalty.

That's not such a straight forward item as one would think because there is so many different aspects to ones real estate dealings.

Find out what items were fixed up and the values they sold for.

We have a similarly crazy market here and there are some MLS homes that say the seller will carry.

I get a line item bid, i.e.Demo - $3000Plumbing Rough-in - $6000Plumbing Finish -$3000Hardwoods (labor, owner to provide all materials) - $2500That way when demo is done, I write a check for $3000.  

Will need work done outside, windows, siding, porch and inside: kitchen, some flooring, all trim, Some HVAC work and other items.

My carrying cost on it is low and since I was in the midst of moving I was good with the wait.
