(Eventually I would want to Invest in all types of real estate) I also have very little work background having worked at a Jack in the Box for a year and a golf course for a year.

It depends on your goals, investment criteria, the type of properties, and the Market you are investing in.For instance I am a Buy and Hold investor.  

You have to know what type of market you are in.Why does the buyers broker have to put in a bunch of low ball offers?

Before you get on me about reversion cap rates know that we used some fairly low rent growth projections AND this same product type just traded in mid 6's.  

Tenants that are one flat tire away from missing rent will not result in quality cash flow, and yet ironically these type of tenants are the kind that tend to rent in the type of neighborhoods that show the highest pro forma cash flow projections on paper ... too bad those cash flows aren't what you will actually get during a downturn, and you spend much of your time chasing down rent as opposed to growing your portfolio ... too bad that the increases in rents and prices will not tend to keep up with inflation in many of these neighborhoods too ...

I don't ever remember looking for a house and filtering it by heating type, so it probably will not affect your buyer traffic either way.If all the other homes in the area have the same gas boiler heating system then I would leave it alone.  

Conventional loans are offered by nearly every bank and sometimes they are the only loans a bank may offer....but there are other loan types.  

For those investors who are married and/or have some type of experience with this situation, what do you think would be the best course of action?
