So just replaced a cabinet vanity, reused all the old plumbing parts, no leaks done in an hour zero trips to hardware store.

Added new flooring/carpets, paint, kitchen cabinets, appliances and many more.

I've done a couple hundred loans similarly.  

Of course boarded up homes and burnouts are a giveaway but there are hundreds of good looking streets you don't want to own in.

.- kitchen cabinets, $2,500; bathroom remodel, $5,000; carpet, $1,200; paint entire inside of house, etc...

For flooring, fixtures and cabinets.

That said we can all read the statutes a hundred times over, until we are in front of a judge who decides how to interpret that law, we really don't know exactly what is legal or not. 

One of the most important jobs of a property manger is tenant screening (getting a good quality tenant that can pay on time...)I owned a property management company that managed hundreds of rentals and we only had to go to court 1 time, and I filed paperwork maybe 6 times over a few year period of time.

Let alone when there is several hundreds of thousands of dollars on the line.
