Of course, dumping enough money into something, can get you a huge boost, hence marketing being critical.

And since I didn’t share mine here goes:1) work out 250 days of the year. 2) begin to create daily REI videos I.e YouTube channel 3) Create semi weekly REI podcast 4) Help do 85 in office transactions.5) Help REI coaching clients do an additional 50 transactions. 6) Give 25,000$ to my alma matters for donations. 7) Take two memorable vacations with my wife and newborn. 8) Keep a weekly journal to give to my son 9) Provide substaial and beneficial support to those who ask through service. 10) To hold up to my expectations of doing business as person of faith, spirituality, intergrity, and moral character. 

It probably wasn't your intent, but you sound like you are claiming moral high ground over other landlords.

I own a rental in Warner Robins GA that is cash flowing about $275 a month but it is mortgaged so it will be quite some time before I see a big boost in that area.  

@Bryan Clement I recently started working out again, about 4 weeks ago, and I've noticed a huge boost to my energy level and positivity.

It is in the use of tools that morals are found. 

If you have bigger aspirations then it could be a good boost.

@Chris Mason I'm all for financial education in HS but at the same time I think we parents need to accept responsibility for educating our kids in the most important realms: spiritually, morally, relationally and financially.  

Even if you have to work for a small profit, the experience and (hopefully) profitable track record that you'll take away from the deal with result in a boost to your reputation making future deals easier, and on better terms for you.As for saving to accumulate capital, this should be taken seriously as the difference in return on your time using your own money for a down payment vs partnering with someone else is significant.  

I already know I'm a loser and a failure in life, and I don't have children that I have a moral obligation to provide for as best I can.
