I did a search one your 8704 Catalina 3 bed, 2 bath listed for $48,000 and found 2 properties within 3 miles that appear to be move in condition for $26,000 and $22,900.

The rent for each of the 2 studios may well be equal to or more than the additional rent made from the transfer of 2 (1 beds) into 2 (2 beds).You also have the cost associated with doing so, which could be unnecessary money down the drain.

While maintaining client confidentiality - I say this a few days after inspecting a 100 unit building that had to be completely evacuated, over a dozen people hospitalized, and now has about $1 million dollars in damage all "allegedly" caused by....1 tenant who "allegedly" put a space heater on a bed and left it.
