I've not got any business that's related to property other than investing, so a mom and pop show essentially.

Needs new elec, plumbing, HVAC, siding, windows, insulation/Sheetrock/Trim, Kitchen/Bathroom remodel.

Getting your mindset right, setting goals, and creating a strategy are essential first steps to investing in real estate.

As I think about it, doing so would help me to really focus on building a business as opposed managing all aspect management, and improvements my self ( which I typically do)Essentially, I could make my focus Acquisition’sAnd delegate the day to days.

I have invested via RealtyShares (essentially a disaster, although the equity seems have turned out better than the "safer" debt deals), CrowStreet (so far, so good), Fund that Flip (good experience overall), and PeerStreet (good experience overall).

I don't think exchanging is your best option since you bought with a low down payment and all the work you have done has essentially set you up to buy the same sized building. 

What if you bought a house for 200k and only put 20-30k into it fixing up a bathroom n some other things that add value - then rent it out and refinance after 6-12 months - does this mean i'll get a smaller % of proceeds, but  still be able to pay off the loan, get my original investment (DP, CC, SC, etc) have tenants, and maybe just not profit as much off the refinance? 

I know some investors that have been adding bedrooms/bathrooms to houses, Opening floor space, doing short term rentals, etc.
