@Joy VanAssche hello Joy I'm Amanda and I'm new to investing and i found a deal in Wenatchee wa and I need some help with running basic rehab numbers would you by chance be willing to help me?

Basically, I want to know how to best ensure that the mortgage (and insurance) payments are made in timely manner and that the seller doesn't use these checks for some other purpose. 

In saying that, getting in to a deal without the proper education is risky... i suggest you start reading books and listen to podcasts about Multifamily investing so at least you have some basic ideas.

Basically she is incredibly difficult and we have resorted to dealing with her mostly through letters.

1979 NACU 2bd mobile home.I basically have one concern ~ there is a open pipe on the roof, perhaps once used as plumbing vent (we are unsure where they've been rerouted).There was a nest inside, I poked and prodded, no softness, no mold or mildew within field of view.I'm just somewhat worried, it seems this pipe has been this way for a very long time, it crumbles to the touch.

As for banks calling the loan if transferred to LLC, there was a a podcast guest this past year who said it was basically unheard of, as long as they get their money they don't care.

@Mike Cleveland the basic premise to create an entity is to protect your personal assets from the business.

They basically want me to find houses that make good investments to they can sell to their investors.I had actually thought about getting my license years ago with the intent to eventually have a property management company; but determined I am not really cut out to have to deal with clients/tenants all day.
