I am working to get the current tenants to pay on time, catching up on delinquents, auctioning a few units off, and working hard to fill the vacant units.

Our main model is to liquidate via selling to a 3rd party at auction or as REO via FC sale or Deed in Lieu.

I have 2 good leads on properties that are in the 1 year redemption period after tax sale. 1) Can I buy the property directly from them and get the deed prior to the end of the redemption period and then payoff the winner of the tax sale auction who has the right to redeem?

You'd think someone out there would help people navigate auctions, no?

Comps varied from $135k to $450kI just looked at two auction properties.

Yet another praise must be given for the BRRRR strategy. 

Does anyone have experience with real estate auctions in Baltimore and are willing to share any knowledge with a newbie?

OK well thats to much info.. keep in mind you may just create competition for yourself.when buying auction property and if its auction . bomb or someone like that when they say cash that means CASH Not a HML.. that is a loan. so first thing to check on is it truly cash or will they accept a HML..
