@Kyle J.I ask this because I went to a sheriff foreclosure auction, and the defendant that was being foreclosed on gave himself a lifetime lease of approx $1 a month for the rest of his life before the foreclosure went into effect.

If there are foreclosure auctions in your area, attend them (therewere 110+ eager buyers at the last one that I attended)    Get a business card from as many as you can.

Recently I was the high bidder on a foreclosure at sheriff's auction in MN and I currently hold the sheriff's certificate for the property. 

I recently bought a duplex at an auction with existing tenants. 

The property is an extremely low price (9k) due to it being a tax lien auction purchase and is not eligible for title insurance.

Not even a bad lead called.I understand that I am supposed to spend 3 months and many mailing campaigns to see results, but it seems like that would be a huge gamble at this point considering there was nothing to show for the first round.Any thoughts on online marketing, auctions, etc?

I won a auction for an house threw the DLB (Detroit Land Bank). 

Does anyone have any experience buying a house from auction in Michigan and if yes, how hard or easy is it?
