I recommend going to meetup.com and try to attend a few local investor events, the people there are seasoned investors that offer valuable insight on the areas to watch.

To find these agents, Attend local REIA meetings or Find local Real Estate Investing Meet Up groups to network with their agents and talk with them about their work with newbies.
