Well, if you learn in a club and everyone analyzes deals the same way, same template, then when a deal you find and put together passes the "guru" stamp of approval, you won't have to learn how to raise capital as there are thousands of members that get to see your deal and will likely put in money if its a good deal.

This is my first attempt at analyzing a market, so please be brutally honest if I am off somewhere.

How do I analyze the market to know what position it is in?

Try working under another investor for a while, and learn everything from how to analyze a deal to how to patch and paint drywall. 

Sorry for the ramble - I just think it's important to look at the big picture behind the numbers when analyzing a potential investment.

The one I've been analyzing is in between three universities and right down the road from the arsenal and the research park here in Huntsville.I got a chance to talk one on one with the owner who lived there after I walked through the property and took pictures.

I'm analyzing some properties currently that could be my first deal.
