The DUNS number is in addition to EIN.

It also stays off of your personal credit/DTI which will help you as you live your life outside of these properties.Those will be a specific set of lenders that you will want to look into as many of them have different requirements that you would have to adhere to, but overall much more of a simpler process than your conventional lenders, while being a couple of points higher in processing. 

Maybe you’ll get lucky and they’ll outright ban STR o require you to live in the property so you can ignore this strategy.  

Although I live in the Philadelphia suburbs, there are many semi rural areas surprisingly close to me.

Usually these investors are looking to do live in flip as their primary residence.

I will live there for a year (It was an REO and I signed an addendum that I have to live there at least a year) while I complete the remodel and then rent the property out to establish cashflow.

I don’t plan on living in Philadelphia long-term but probably will for at least the next year.

I forgot to mention Facebook :) We definitely joined a few traveling nurse Facebook groups but I going to see if there are some additional corporate rental Facebook groups out there!

As others have suggested, you can simultaneously raise capital on behalf of other GP' and seek an inside look into their operation and gain additional experience this way.

The extreme tenant friendly laws in Ontario and increasing regulations for short-term rentals are additional reasons why I do not find investing in GTA no longer viable.
