@Ben Flaskrud I’m not saying it will work in every market, but spent 2 hours a couple months ago comparing these high prices accompanied with low interest rates, to lower priced homes with more traditional interest rates.

This is my first deal by the way.Current concerns: Duplex is on sewer and septic, property is right at an hour from my personal residence, I plan to self-manage for now to learn.The current leases are 532 and 596 (non-section 8) through March and April respectively and are below FMR which I'm seeing in the 800 range with a few cosmetic upgrades.

I have always been professional and responsive, even though some of the concerns they raise are utter minutiae.The $20 increase is not a “money grab” – my insurance premiums just went up 15%.

My concern is that if I do a rental property before officially getting a mortgage on the home (we are already pre-approved and are saving for the downpayment when complete), this will affect my ability to get that mortgage for my primary residence when it comes time to close if my name is on loan.

If DTI is a concern though for an investment property, you could possibly look at a debt service coverage ratio loan.
