I hear people talk about having a business plan that they take to the banks or lenders to show what they plan to do with a property.i was wondering who is that person that writes up the business plan is it yourself, a developer, architect, a numbers guy or is it all of their information put in a booklet to give to the bankers for the loan.

I was just wondering if I chose to go the BRRR route how do you guys go about estimating rehab expenses if you don't know anything about rehab and what certain rehabs costs. 

@Jesse Leigh if you live in Illinois then I would certainly suggest to try to invest there first.

Say I were to buy a three bedroom three bath place as the first place I buy to rent out.I'm wondering how well it would work to rent it by the room. 

I was wondering how often I should preform inspections of the property and what I should be looking for. 

I would suggest looking into recreational areas (lake towns and mountain/ski areas for example) that don't have these restrictions.
