If you have renters in place it will be a huge challenge to gain access to show, inspect and appraise due to Covid.

We've found deals but my realtor runs it from there - showings, inspections, code enforcements, the SPIR, tenant notices, necessary docs (lead paint disclosure, fire & safety, energy audit, minimum housing certificates, etc...).

Random things like doc prep, prepaid escrow, school taxes, inspections, flood certs, title company, attorney fees, etc etc. it adds up quick unless you can snag some seller help.

Mobile/Manufactured homes are considered vehicles in many states (hence the VIN - vehicle identification number), so it would probably only have details about the features the home came with from the factory.If this is for a pre-fabricated home that is on a regular foundation and such, the manufacturer would be able to tell you about the VIN.Either way, just like with anything used you should make sure you do a full inspection on it so you know what you are buying first!
