The price is right and the reports are awesome though.

My goal would be to either refinance(if the rates drop) or to pay off the loan within 7 to 15 years.

I am considering doing a cash-out refi but I don't want to leverage more than 50% of the property.  

The plan is to live in part of the home and rent out the other rooms to cover the mortgage and generate some income. 

The appeal of Rentvine is the customer service and help getting set up. 

The tenant fails to pay their last month's rent and leaves the place needing new flooring and paint.

Like Rick said, if the numbers make sense for you then why not?

If you have it at 399k, what are the rents of the two units now, when do the leases end, and what is the expected rent of the vacant unit? 

Start collecting rent on the 2/1($1650 within 45 days from close).So the question.. how do I tell if this is a good deal?
