Also make sure to set some of the profits aside for Uncle Sam - short-term capital gains are painful.Careful with the older homes for long-term holdings because they tend to have higher R&M costs than newer ones, and they tend to cost more to heat which can drive tenants out.Enjoy

Make sure you qualify for GIBill or whatever it’s called so if you decide to go to college Uncle Sam lays for it.If you ever do any state or Govt bids veterans get preference.Side Note: stack cash, avoid all debt, drive an older car, don’t rack up huge bar bills partying)Step 2: Retire in 4 or so years and become a fireman.
