I have a vague goal of financial independence, but no specifics on that.i deal with the day to day decisions to make the short term goals happen, assuming this will make the long term goals occur as a direct result.For the short term goals, I focus on the next property and look no further than that.

His main focus is for beginners on how to find the wholesale deal from wholesalers on craigslist and do the marketing for the wholesaler pretty much on craigslist too.If the wholesaler is already marketing on CL, I wouldn't be an add value to his marketing unless i really have a strong buyers list that i can market to off of CL.When I have a deal I get many phone calls from his students who want me to sign the flex option.

220k buying at 212k is slim.220k * .03 (commision) = 6.6k8k-6.6k = 1.4k - cost of marketing and legal/paper work fees.You'd be lucky to break even and thats if you get your ask.I think you need to focus on properties with more of a margin.
