Place has to be in good enough shape that they can get a regular mortgage and bought with a big enough discount you can get an adequate HELCO on it to do the work.  

I've met some stingy people who don't want to give the best advise , so this response and interaction is refreshing.

If you shut off the water and galvanized ends up empty (full of air) you will start getting rust and sediment as the air interacts with the damp and likely already rusty insides of the pipe.

In my opinion it is malpractice to recommend a regular partnership anymore. 

I think lots of investors assume that regularly increasing rental rates are best, but I don't believe that's always the case.
