I think a pickled oak color would do justice for my 4" wide red oak floors. 

It may make sense in the short run, IF you're not in the red too much each month and IF you reasonably expect to see decent appreciation.

If you find high vacancy, that is a red flag for the market and you should be cautious. 

He just happens to be building a new multi use building down on black rock Turnpike.. needs a couple extra bucks.. construction cost went way over.

The reason for the gap between entry level tract and million-dollar custom builds is that outside of the large scale developers, construction costs range from $150(rock bottom)-450(luxury) per square foot with 250 being about the price you can expect to pay for basic builder-grade finishes.

Maybe interest rates rise, maybe insiders begin to worry and begin selling off to realize their profits which then starts a panic selloff, maybe there is a major war or terrorist event that rocks the nation.
