I have purchased numerous short sales and had to bypass the commission on the deal each time or I used one of my agents in the office as the one representing me and they made the commission.

It's just a property they have available so I'm just doing my own research to see if it might be a good buy.I've read numerous posts on this forum as well as other articles touting the "up and coming" status of Phily, but I'm concerned about crime and some of the neighborhoods.

Quick question - did you do a numerical analysis of the property before purchasing to determine the cashflow you would receiving? 

I have spoken to numerous banks and they all agree that if you have enough equity in your residence then it is perfectly acceptable to use a HELOC as your down-payment on an investment property.

I've read books and listened to a numerous amounts of podcasts (Joshua Dorkin & Brandon Turners) but I can't seem to find any that give the young ambitious minds a good insight on how to start out at such a young age.Currently the only thing I've been able to start is real estate classes.

There are numerous ways to figure out a range, but this is one of the easiest, but it's just one of many.

@Barry Cooper though I do not have specifics for the Port Market I have driven through it on numerous  occasions.

We have purchased many hud properties including numerous ones where they "countered" and we did not accept the "minimum net to hud" sometimes a week to a month later they accepted the last offer we had submitted.

It displays rentals from information taken from numerous websites, but does it by location and is easy to use.
