You'll make mistakes, but you'll grow from them and do better and better each time.

@Chris Stranad - I ask this question because I see other people do the same thing and I don't feel the same way but don't want to make a mistake that I could easily fix. 

I see lots of mistakes and at some point, the market will expose people.  

Sometimes the best thing is to realize you made a mistake and accept it and move forward.

A mistake I made early on during my house hack was that I made minimum payments because my tenant  paid almost all of the mortgage.

For example, if you authorize them to paint an accent wall and they get paint on the ceiling, they would be responsible for correcting that mistake, hiring someone to correct it, or the owner will correct it upon termination and charge the tenant.8.

Read the forums and the post and you will gain so much wisdom that it will save you mistakes and money in the end while the same time giving you great encouragement.

We all make mistakes in the beginning... and the middle... and the end. :)  Keep looking and researching, and you'll find a great deal that will work out for you that you can use as a stepping stone to bigger and better deals, rinse and repeat.
