Many kitchens (and doorways) need to be measured or damage and unauthorized alterations can occur. 

I'm with @Dave Toelkes on this one;  Paying taxes is a direct measure of your investing success.

Cap rate is essentially a measure of risk/reward & supply/demand. 

To combat that make sure your evidence is measurable and straight fwd so that the judge can easily see your side.

Curious if proper screening could have avoided this one or if screening was done, but this happened to be that small percent chance where the stars lined up and disaster struck.Having this happen, have you since implemented any new screening measures from red flags you saw after the fact that may prevent this from occurring again?
