Since I still feel like I am still in the educational phase of my investment journey I feel like I don't have the knowledge to talk to some of these more seasoned investors. 

Hello BP Family,For a year now I have been reading books from the awesome BP authors and hosts of the BiggerPockets Real estate Podcast (Josh, Brandon and David) wondering how I could start my journey.Well, my journey took me to my neighborhood and specifically two streets away from my home.

Starting my journey everyone mentions FHA on a 3-4 unit but when you look at the numbers in our higher priced market, rental control laws, and long term tenants I have found only one property that means the self sufficiency test and that was in the hood. 

Hi @Samuel Merrick, I too know my clock is ticking and I’m working on this new investor journey, my plan is to retire out of the limited W2 world in the next 12-14 months and grab the bulls horn.  

This past summer we settled on Memphis for the first chapter in our real estate investing journey and bought our first property in July 2019.

Overtime your return requirements may change, but the fastest way out of the business is getting deal hungry and just buying because "you feel you need to".Good luck on your journey. 

First 2 with my bank had to wait 12 months, then magically that requirement was dropped on subsequent mortgages.
