I guess I'll just play around in TurboTax see if I can't answer all my questions.So, I see how if primary residence then all improvements, even those after conversion date, go into your cost basis and are non-deductible.But what if I did it the other way, started as a rental, completely remodeled and deducted all those costs, then converted it to a primary residence?

Since there is no approval on the second mortgage, you technically do not have an enforceable contract (all said assuming standard SS addendum is used - nor am I an attorney nor do I play one on TV or the internet).
