Hi Carline,I know there are down payment assistance programs for properties 4 units or under but anything over that is considered commercial and to my knowledge there are no loan programs out there.I'm not sure if the down payment assistance programs are still active but I can find out if you'd like!

They will inform you of the problems but still close per your instructions.The unpaid payments are called arrears and they must be paid to settle the preforeclosure.Preforeclosures are a bit tricky and should involve someone who knows what they are doing and what each sides options are.

If you want to structure your enities this way theres a few more small details to know but certainly do not need to pay some one.

How does one actually raise money from individuals with such high limits of accreditation if you don't personally know wealthy people or real estate investors? 

I dont know about the tax deductions my first thought though is they cant be enough difference to really favor one over the other. 

I want to know if I buy a four plex under an FHA, claiming that one of the units will be my primary residence, can I move somebody into the unit I claim as my residence and collect rent from them without issue? 

Once you know work yourself backwards but always stay under 75% all in.
