There is a potential deal locally on an auction site but I have no idea what to do with a "special warranty deed" or how to get the owner out of the property if I end up winning the auction.

Some sites like Redfin promise to give you a cut of their commission if Ga State allows it.

I am also a newbie to this site and to REI.

I have a roofing company with solid 5 star reviews on every web site that everyone claims to be the best price and value in town who is asking for $55 a sheet replaced.

Go onto realtor.com or another site and look at the crime trends for your neighborhood, zoom in and see if there are any blocks that don't show any of that crime. 

I was wondering has anyone dealt with this site and was it a success?

I just have to be a contrarian here @Caleb Heimsoth  as Caleb states I cannot think of anything risker than remote rehab for beginners.. keep in mind the author is a very experienced real estate professional and what works for him simply is not germane for beginners I know they want to sell books on this site.. but I fear there is going to be some really sad people that try to do this and simply don't know what they don't know.. all to just save 5 to 10k  extra that a flipper that does all the work and takes all the risk makes bringing you a finished product.. you can lose 10 to 20k in a heart beat doing this if not more..
