You  should seriously consider the protection and cost savings of the Series LLC because it is cheaper than filing single LLC's and paying your CPA to prepare all of the returns (Series LLC has only one return, maximum).

: Standard Rules of Thumb: 2% rule - you are at 1.15% (not bad or good, depends on other expenses) , 50% rule take 1150 - Principal Interest Payment only, to estimate whats left over Assuming you will be managing yourself once you move out.

Under clause 26 Assignment, this state allows you to assign the property ONLY if you get the permission of the seller and then you have to file another form along with the contract that insures the seller gave you the permission to do so.
